Permitting

The administration of the City's Zoning and Land Development Code is accomplished through the review and permitting process. Planning and Zoning currently reviews and issues permits or recommendations on the following: (click on Item for the application form)

Through inter-local agreement, the City utilizes the Putnam County Building Department for all  building permit needs. The permitting process is therefore a two-step process, with the first being City approval for zoning conformance and the second being County Building Department approval for construction.  The Putnam County Building Department's website may be accessed at the following link: http://www1.putnam-fl.com/live/bldg.asp .

Most residential construction activities can be addressed with a Zoning / Setback Letter from the City and the appropriate permit from the County. Please feel free to contact Crescent City Planning and Zoning at (386) 698-2525 should you need further information regarding permitting.

Land Development Code

The Planning and Zoning Department, in conjunction with the Planning and Zoning Commission, works to apply the City's Land Development Code (LDC) to  development and re-development occurring within  the City.

The City's LDC is divided into eight chapters which address the following subjects:

Architectural and Site Guidelines

Building and Exciting Vision for the Future based on Community Consensus and Heritage

The Planning and Zoning Department is pleased to present  Architectural and Site Development Guidelines which were developed with the Public, Planning and Zoning Commission and City Commission.  These guidelines and codes  establish the quality and appearance of development and re-development that will occur within the City.  The guidelines and codes address Commercial, Institutional, Office, Multi-Family / Condominium, Mixed Use development and Sign standards.

At the February 15, 2006 Planning and Zoning Commission meeting, the P&Z Commission moved to recommend the draft guidelines and draft sign code to the City Commission for consideration and inclusion into the City's Land Development Code. At the June 8, 2006 regular City Commission meeting the City Commission approved  Ordinance #06-03 adopting the Architectural and Site Standards, and approved Ordinance #06-04 adopting the revised Sign Code. These elements are now official requirements for development and re-development within the City. They will be included in the City's Land Development Code at the next codification.

Planning & Zoning Commission

The City's Planning and Zoning Commission meets the second Tuesday of every month at 6:00 PM in the City Hall Commission Chambers which is located at 3 N. Summit Street. These meetings are open to the public and you are invited to attend.

The Planning and Zoning Commission is comprised of five regular members and one alternate. The P&Z Commission are volunteer citizens who are appointed by the Mayor and approved by City Commission.
